Evaluating Value Enginnering Opportunities

The goal is finding where scope, quality, and budget can flex without giving up core design intent. We identify where a project is carrying costs it doesn't need to carry. The result is a leaner project that performs exactly as the owner intended.

At Redridge, we find value engineering opportunities, not only early, but throughout the project lifecycle. The earlier an alternative is identified, the more leverage it creates.

PROJECT TIMELINE

When Value Engineering Occurs

Construction is a fluid process. However, the earlier that value engineering is introduced, the greater impact it has on cost savings, schedule, and overall project optimization.

1

Early Design Evaluation

During schematic design, preliminary concepts are evaluated to identify cost drivers, constructability, and system inefficiencies. This early evaluation is usually associated with the design-build delivery method.

2

Design Development Reviews

After preliminary design is established, detailed system-by-system analyses are performed to compare specified materials, assemblies, and methods against viable alternatives. Cost and schedule impacts are evaluated, with recommendations presented to enable informed, collaborative decisions.

3

Construction Phase Refinements

Prior to on-site implementation of a specific portion of the project, our project team may recommend specific alternatives to achieve design intent while maintaining the client’s interests of cost, schedule, and quality.

4

LIFE-CYCLE COST ANALYSIS

Proposed systems and material selections are evaluated against long-term operational performance, maintenance demands, and replacement cycles. This analysis helps clients make informed decisions beyond upfront construction cost alone.

What Value Engineering Looks Like to Our Clients

Design Peer Review

Redridge offers a focused peer review of architectural and engineering documents. We find opportunities, quantify them, and return them to the project team.

Material & Method Alternatives

When Redridge identifies a potential material substitution or alternative construction method that meets or exceeds the original performance standard at a lower cost, we present the owner with all the necessary documentation to make an informed decision. The right choice is whichever one best serves our client.

Incentives & Financial Planning

Tax abatements, utility rebates, energy performance incentives, and public grant programs represent real, recoverable dollars that most general contractors never think to pursue.

Transparent Trade-Off Reviews

Every proposed change is priced, explained, and signed off on before it happens. You see what you're gaining and what you're giving up. No retroactive swaps, no quiet substitutions at closeout.

What it looks like

Field Condition Surveys

Walking the site before the contract is signed, so what's in the drawings matches what's actually there. The gaps we catch at this stage are the ones that would otherwise turn into change orders six months later.

Design Peer Review

A second set of eyes on the architectural and engineering drawings, looking for places where the design can hit the budget without losing what makes the project the project. We flag the options, the design team stays in charge.

Material & Method Alternatives

When there's a more efficient way to build something without compromising quality, we bring it to you with both options priced out. The original spec on one side, the alternative on the other. You decide which one goes into the build.

Incentives & Financial Planning

Tax abatements, utility rebates, energy incentives, grant programs. Most GCs don’t track these. We do. On recent projects, we’ve secured clients significant incentives they would have otherwise left on the table.

Every proposed change is priced, explained, and signed off on before it happens. You see what you're gaining and what you're giving up, in writing. No retroactive swaps, no quiet substitutions at closeout.

What gets signed.

Real savings, found through honest review and signed off in writing. Every alternative priced against the original. Every change on the record before it reaches the site. You'll know exactly what your project looks like at the end, because you'll have approved every move that got it there.

CLIENT ADVANTAGES

Holding The Standard

Every value engineering decision Redridge brings to an owner has already cleared three internal filters: it preserves the program, it holds the performance standard, and it doesn't cost the schedule to execute. What reaches your desk is a recommendation, not a directive.

Improved Budget Control

By identifying cost-saving alternatives before construction begins, VE reduces the gap between project aspirations and budget constraints — delivering a financially viable project without sacrificing quality.

Enhanced Constructability

VE recommendations often simplify construction methods, reduce installation complexity, and improve field productivity — resulting in faster execution and fewer coordination conflicts on site.

Optimized Material Selection

Rather than defaulting to the first specified product, VE evaluates the full range of available materials to select the option that best balances cost, availability, lead time, and long-term performance.
